Structural Surveys & Engineer Coordination
Structural work on a period or listed property should always be based on a qualified structural engineer's calculations, not a contractor's judgement alone. Where you already have an architect or engineer who has assessed the property, we work directly from their findings. Where you don't, we arrange an appropriately qualified structural engineer, coordinate their survey, and carry out the resulting works to their specification. This coordination sits at the construction side of a heritage project, the structural backbone that any restoration work above it depends on.
What Is Structural Surveys & Engineer Coordination?
This service covers arranging and coordinating the structural engineering input a period property project needs. In practice that means one of two things. If a structural survey or condition report has already been carried out, usually by an architect or engineer engaged before we come on to a project, we work directly from their findings and calculations. If it hasn't, we arrange a structural engineer ourselves, brief them on the property and the works proposed, and coordinate their site visit and report. Either way, we don't produce structural calculations or condition reports ourselves; we make sure the right qualified person does, and that their findings actually drive the work we carry out.
Why It Matters
It's easy for a homeowner to assume a builder's opinion on a wall's condition is enough to proceed, particularly where the issue looks straightforward. On a period or listed property it rarely is: what looks like a simple crack can be settlement, a lintel failure, or evidence of a previous incompatible repair, and getting that wrong has real consequences, structurally and financially. Coordinating a qualified structural engineer from the outset means any structural work we carry out is based on calculations from someone qualified to provide them, not a guess.
Lime Heritage Restorations proudly serves clients across London and the Home Counties, including Chelsea, Kensington & Notting Hill, Richmond upon Thames, Wimbledon, Hampstead & Highgate, and Greenwich.
In addition to our work across the capital, we regularly work further afield, delivering heritage restoration and full house refurbishment in Surrey, Kent, and Hertfordshire.
Whether you're restoring a listed building or undertaking a complete heritage refurbishment, we bring expert craftsmanship, breathable materials, and conservation-sensitive finishes to every project we take on.
The Construction Backbone of a Heritage Project
Structural work sits at the construction end of a heritage project, it's what any restoration work built on top of it depends on holding true. Getting the engineering right first, before lime plastering, joinery or decorative work begins, is what stops later restoration work being disturbed or undone by construction issues discovered too late.

What to Know Before You Start.
Not applicable in the usual sense, since this is a coordination service rather than a physical trade. Once structural calculations are provided, any materials used in the resulting repair (steel, timber, masonry) are specified by the engineer and sourced by us to that specification.
Structural changes on listed buildings, even where clearly necessary for safety, typically require listed building consent, and the engineer's report is usually a key part of that application. We factor this into project timelines from the point calculations are received.
The site visit itself typically takes half a day to a full day depending on property size, with the written report following within 1-2 weeks. If you need the report to a specific deadline (for example, ahead of a property purchase completion), let us know upfront and we'll prioritise accordingly.
Because our surveys are carried out by the same team that goes on to deliver the physical repair work across all our specialist trades, our reports are grounded in what we'd genuinely recommend doing, not generic checklist findings disconnected from any practical next step. We stand behind the accuracy of our findings and are happy to discuss the report with any third party who needs clarification.
Frequently asked questions
No. Structural surveys, condition reports and structural calculations are carried out by a qualified structural engineer, either one you already have in place through an architect or previous process, or one we arrange on your behalf. We then carry out the physical works to their specification.
This varies by project. Where an architect has already engaged one as part of a wider design process, that arrangement usually continues. Where we're arranging one, we'll be clear about cost and instruction before proceeding.
That's a common starting point. We'll review the report and calculations with you and scope the resulting works directly from them, rather than requiring a fresh survey.
Yes, we include indicative cost ranges for priority items where useful, though a firm quote for any specific piece of work follows a separate, more detailed scoping conversation.
Yes, we carry out surveys across our full coverage area including Surrey, Kent, Hertfordshire and the wider Home Counties, not just within London itself.
