Consultation & Advice
Not every question needs a full survey or a formal quote, sometimes what's genuinely useful is a straightforward conversation with someone who understands period property, before you've committed to a direction. We offer consultation and advice for exactly that stage. Whether your question is about restoration methods or the construction side of a project, structural work, extensions, sequencing, this is the right place to start.
What Is Consultation & Advice?
Consultation and advice covers general guidance for owners and prospective buyers of period and listed property, talking through a renovation idea before it's scoped, advising on whether a property you're considering buying is likely to come with significant heritage-related costs, or helping you understand what a previous surveyor's or architect's report actually means in practice. It's less formal than a structural survey, and often the right first step before committing to one.
Why It Matters
Period property ownership comes with decisions that don't always have an obvious right answer, whether to restore or replace, whether a previous repair needs undoing, how to sequence a project around a limited budget. Getting informed advice early, before plans are drawn up or money committed, regularly saves both further down the line by avoiding a direction that turns out to be impractical, non-compliant, or simply not worth the cost relative to the benefit.
Lime Heritage Restorations proudly serves clients across London and the Home Counties, including Chelsea, Kensington & Notting Hill, Richmond upon Thames, Wimbledon, Hampstead & Highgate, and Greenwich.
In addition to our work across the capital, we regularly work further afield, delivering heritage restoration and full house refurbishment in Surrey, Kent, and Hertfordshire.
Whether you're restoring a listed building or undertaking a complete heritage refurbishment, we bring expert craftsmanship, breathable materials, and conservation-sensitive finishes to every project we take on.
Restoration Question or Construction Question?
Some questions are about restoration, how to treat a damp wall, whether original joinery can be saved. Others are genuinely construction questions, whether a wall is load-bearing, what a structural alteration is likely to involve, how a project should be sequenced. We're happy to talk through either, and to say plainly which one a query actually is before it turns into a bigger piece of work.

What to Know Before You Start.
We offer guidance and expertise: talking through your options, flagging likely costs and consent issues, and helping you decide on the right next step before you commit to anything.
Part of what we cover in consultation is helping you understand, in plain terms, whether what you're considering is likely to need listed building consent or planning permission, before you've invested time or money in a direction that might not be approvable.
Most consultations are a single conversation or site visit, typically arranged within a week of getting in touch, this isn't a formal process with a long lead time, which is part of the point of it as a service.
We'd rather have an honest conversation that saves you from an unnecessary survey or an unworkable plan than push every enquiry straight into a paid formal process. If a quick conversation is genuinely all you need, that's what you'll get. There's no commitment or obligation attached to an initial consultation, it's a genuinely independent conversation, and if we think you need a different kind of specialist advice entirely (a structural engineer, a conservation architect, a solicitor for a boundary matter), we'll say so rather than trying to fit your situation into what we offer.
Frequently asked questions
Yes, our initial consultation is free, it's how most projects with us start, and there's no obligation to proceed further afterwards.
Yes, we regularly speak with prospective buyers about a period or listed property's likely condition and heritage considerations before purchase, alongside your standard homebuyer's survey.
That's exactly what this service is for, plenty of conversations we have are a single specific question, not the start of a larger project.
Yes, this is exactly the kind of judgement this service exists for, and it's not in either of our interests for you to commit to a survey or project that's unlikely to be approvable or worthwhile.
Many initial conversations work well by phone or video call, particularly for general guidance questions, a site visit becomes more valuable once we're discussing something specific to your particular building.
